New Construction and Subdivision Land Loans

Island Funding Group continues to provide challenging financing alternative financing success recently:

New construction Loan in Waikoloa Village – Borrower bought the lot and needed to finance the construction of a modified “spec” home with the intention of selling it when completed. IFG provided financing for the construction, fees and interest only payments. We will highlight this property as it nears completion. A great example of a builder leveraging their capital to build
and sell.

Subdivision Land Loan – An excellent property that they wanted to subdivide and sell the lots but did not qualify for bank financing. IFG was able to find a private lender who provided the
money needed for the subdividing. In addition to the primary subdivision loan, the borrowers were also able to increase the loan amount to cover other debt and taxes due. This is an
example of structuring a loan that took care of the initial request and enabled them to take care of other needs as well.

In addition, we currently have a construction completion project and a fix-n-flip property that have been preliminarily approved.
